## [The Last 30 Days Are the Hardest. The Prepared GC Makes Them Look Easy](https://hopkinswayson.com/hopkins-and-wayson-blog/the-last-30-days-are-the-hardest.-the-prepared-gc-makes-them-look-easy)

The last 30 days of a QSR or C-store build are the hardest of the project. Final inspections, the health department, fuel compliance, utility energization, equipment startup, and the punch list all land in the same window. The turnover date doesn't move. And every day the store sits closed, the operator is losing revenue while still paying people.

That month is decided long before it arrives.

**The closeout list starts building on day one**

The items that decide whether closeout goes smoothly start stacking up in the first months of a project. Utilities are the obvious one. The paperwork that gets power to a site moves on the utility's timeline, not yours, and final inspections can't happen without power. So that process has to start months ahead of when anyone needs the lights on.

Each jurisdiction adds its own items to the list. As-builts, and whether they need to be submitted or approved. Inspections specific to that county. Engineering reports certified and turned in. None of this is hard on its own. The work is tracking all of it over months and making sure each item is in the right hands before the inspector asks. A director of construction shouldn't have to carry that list. That's what the GC is for.

**Your own vendors are on the critical path too**

The client's side of the project carries closeout items of its own. Equipment installers, low voltage, signage. Each vendor needs permits that should have been pulled months earlier, and each one's closeout can hold up your finals. A GC who sequences those vendors into the schedule early, and follows up on their paperwork the same way, keeps them off the critical path at the end.

**When something breaks anyway**

Sometimes a piece nobody controls gives out late. On one of our projects, the gas utility ran two months behind bringing gas to the site. The building was ready. Instead of waiting, we brought in temporary propane tanks, swapped the orifices on the fryers, the rooftop units, and the water heater, amended the permit, and closed out the building running on propane while the utility finished its work in the road. The store turned over before Christmas instead of sliding into the next year. The operator stocked shelves and trained staff right on schedule.

That's the mindset the final month demands. When the answer is no, the next question is what can happen instead.

**Turnover isn't the finish line**

After the doors open there's one more month of work. Lien waivers. Warranties. Change orders and final billing. We push to close all of it within weeks, so the project can be finaled and billed out in a reasonable timeframe instead of dragging five or six months.

A smooth final month doesn't happen by accident. It comes from work that started when the site was still dirt, and from a GC who has been through enough closeouts to know which items can't wait.
